A new waterfront project in Sharjah just proved how hot the emirate’s property market really is. Within less than an hour of launching, Seef Residences had already pulled in interest worth 150 per cent of all its available homes.
That means more buyers wanted in than there were actual units to sell, and this happened almost instantly. For anyone tracking real estate news in the UAE, this is one of the clearest signs yet that Sharjah is becoming a serious player, not just a cheaper alternative to Dubai.
What exactly sold out so fast in Sharjah’s property market?
The project is called Seef Residences, and it’s a Dh1.2 billion waterfront development built by Sharjah-based developer Alef Group. It was launched on Tuesday, October 20, at the Al Jawaher Reception and Convention Centre, and more than 2,000 people turned up for the event.
That’s a huge crowd for a property launch, and it shows the appetite wasn’t just online hype. People physically showed up to get a shot at buying in.
The development has 862 homes on offer. Within under an hour, interest equivalent to 150 per cent of that total had already come in, according to the developer. In plain terms, for every two homes available, roughly three buyers were already lining up.
Seef Residences sits in Al Khan, on a peninsula that overlooks Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf. It’s spread across about 30,287 square metres and will include five residential buildings, with one-, two-, three- and four-bedroom apartments, plus a limited number of penthouses. The project is set to be completed by September 30, 2030.
Why are buyers rushing in, and what does it cost?
Price is a big part of the story here. One-bedroom apartments start at Dh895,000, two-bedroom units start from Dh1.295 million, and three-bedroom homes begin at Dh2.195 million.
For a waterfront home with lake and Gulf views, those entry prices are attractive compared to similar beachfront or lakefront properties elsewhere in the UAE. That price gap is likely a major reason so many people showed up and registered interest within minutes.
Location matters too. Al Khan already sits close to Sharjah’s main lifestyle spots, and having the project literally surrounded by water on a peninsula adds a premium feel without the premium price tag usually attached to that kind of setting.
For UAE and wider GCC residents thinking about buying a home or investing, this launch is a reminder that Sharjah is no longer flying under the radar. Strong, fast demand like this often signals that developers may price future phases higher, and it also tends to pull in more projects from other developers chasing the same buyer interest.
It’s also a useful data point for anyone comparing Dubai versus Sharjah property options right now. Buyers appear willing to look beyond Dubai’s borders when the price, location and waterfront appeal line up well.
Whether this level of demand holds up as the project moves from interest to actual signed deals is something worth watching. The real test will come once reservations convert into confirmed sales over the coming weeks, and whether Alef Group releases more units or launches new phases to meet the demand. For now, though, Sharjah’s waterfront has clearly caught buyers’ attention, and fast.
