One of America’s most famous family names is about to become part of Dubai’s skyline. Developer LMD has unveiled plans for the Christian A. Rockefeller Business Tower, a 400-metre office skyscraper on Sheikh Zayed Road, and it’s already turning heads across the city’s real estate scene.
If you’ve been watching emirates news for the next big commercial project, this one just jumped to the top of the list. A tower this tall, carrying a name this well-known, doesn’t come along often in Dubai, even in a market used to headline-grabbing skyscrapers.
What exactly is Dubai getting on Sheikh Zayed Road?
The tower is a Grade-A commercial development, which basically means it’s built to the highest standard for offices, the kind of space big companies and multinationals usually chase. It will include four separate collections of office space, so tenants can choose a style and setup that fits their business.
On top of that, five whole floors are being set aside just for amenities. Two of those floors are dedicated to health and fitness, a sign that developers in Dubai are increasingly building wellness features directly into office towers rather than treating them as an afterthought.
The project is being developed in partnership with other parties, though LMD hasn’t detailed every name involved yet. What’s confirmed is the location: Sheikh Zayed Road, Dubai’s main commercial spine, home to many of the city’s biggest business addresses and a corridor that millions of residents and visitors pass through every week.
When can you actually buy in, and what will it cost?
Here’s the timeline: the tower is scheduled for completion in the second quarter of 2031. That’s roughly five to six years away, which gives both investors and future tenants a fair runway to plan ahead.
As for pricing, LMD hasn’t released any numbers yet. That’s not unusual at this early launch stage, but it does mean anyone interested will need to wait a bit longer before they know what office space in a Rockefeller-branded tower will actually cost in Dubai.
What is available right now is a way to get a closer look. The development is open for sale through Devmark, and prospective buyers can visit the sales centre at Anantara Business Tower in Business Bay to learn more and see what’s on offer.
For Dubai’s commercial real estate market, this launch fits a pattern that’s become familiar: big international names, bold architectural ambitions, and a steady appetite from investors looking for prime office assets in one of the world’s most active property markets. Sheikh Zayed Road already hosts some of the emirate’s tallest and most recognisable buildings, and a 400-metre tower carrying the Rockefeller name will only add to that reputation.
For now, there are more questions than answers. Pricing hasn’t been confirmed, the full list of partners isn’t public yet, and 2031 is still a long way off. But the ambition behind the project is already clear, and anyone tracking Dubai’s office market, whether as an investor, a business owner scouting space, or just a curious resident, will want to keep an eye on what LMD reveals next.
