Buying a villa in Abu Dhabi just got a lot faster and a lot more affordable. Developer Modon has launched a new project called Wadeem Gardens, and it’s offering eligible buyers up to 75 per cent off-plan home finance, with pre-approval landing in your inbox within just two hours.

Buyers can choose from four-, five- and six-bedroom villas, with a choice of exterior finishes and interior layouts. The community is designed with landscaped neighbourhoods, walking and running trails, and waterfront promenades. There’s also a sweetener for UAE nationals: a 5 per cent rebate on the property price, which covers the final 5 per cent payment typically due at handover.
Wadeem Gardens is actually the first phase of a much bigger plan called Wadeem, which is built around a 2.3km urban spine meant to link residential areas with community hotspots across the island. Residents of Wadeem Gardens will get access to amenities across this wider development too.
Bill O’Regan, Group CEO of Modon Holding, called the launch “another step” in the company’s broader vision for Hudayriyat Island, describing the goal as bringing cities to life through “integrated, people-focused destinations.”

That last point matters. Off-plan financing at this level typically targets buyers who might otherwise need years to save a bigger deposit. By lowering that barrier, Modon is effectively opening the door to a wider pool of residents and investors who want in on Abu Dhabi’s property market but couldn’t previously clear the upfront cost.
It also signals how developers in the capital are competing harder for buyers. Pre-approval without obligation, a fast two-hour turnaround, and a rebate for nationals aren’t small details. They’re designed to make the decision easier and faster, at a time when Abu Dhabi’s real estate scene continues to expand with large-scale masterplans like Wadeem.
