Sharjah Property Lures 9,891 New Investors, Indians Spend $1.85bn

Sharjah property market investors

If you’ve been eyeing Sharjah real estate, you’re not alone. Nearly 10,000 new investors jumped into the market in just nine months, and Indian buyers alone poured in $1.85 billion. That’s a clear signal the emirate is becoming a serious contender for property money in the region.

New government data shows Sharjah’s property market pulled in 9,891 fresh investors between January and September 2026. Of these, 4,526 came from abroad, 2,494 were from Arab countries, 2,453 were UAE nationals, and 418 arrived from other GCC states. Altogether, investors from 130 different nationalities traded 46,125 properties during that period, according to the Sharjah Real Estate Registration Department.

Why Sharjah property is suddenly on everyone’s radar

The numbers tell a bigger story than just foreign interest. UAE nationals actually led the pack in trading volume, closing deals worth AED22.4bn ($6.10bn) across 31,250 properties. That’s the largest share of any group, cash and property count included.

Indian investors came in second for property count, with 2,914 transactions, but their spending power stood out. They committed more than AED6.8bn ($1.85bn) to Sharjah property this year. Syrian investors followed with 1,738 properties traded, rounding out the top three nationalities by volume.

Other GCC investors weren’t far behind either. They recorded AED2.5bn ($681m) across 1,451 properties. Meanwhile, buyers from wider Arab countries generated AED7.8bn ($2.12bn) spread over 6,692 properties. Put together, these figures show a market drawing money from practically every corner of the globe, not just one or two dominant buyer groups.

Abdul Aziz Ahmed Al Shamsi, Director General of the Sharjah Real Estate Registration Department, credited the surge to regulatory reforms, wider property ownership opportunities, economic stability and what he called an attractive investment environment. He added that having such a diverse investor base, alongside growing residential, commercial and industrial projects, is helping cement Sharjah’s status as a regional property destination. For anyone tracking emirates news on where Gulf real estate money is heading next, this is a trend worth watching closely.

What’s actually opening doors for foreign buyers

None of this growth happened by accident. Sharjah has been steadily expanding freehold ownership rights for non-citizens and foreign investors since Executive Council Resolution No. (30) of 2022 came into force. Since then, the emirate has approved 52 real estate projects for freehold ownership under this framework.

Eight of those projects got the green light just in the first nine months of 2026 alone, showing the pace hasn’t slowed down. Each new approval effectively widens the pool of properties that international buyers can legally own outright, rather than through leasehold arrangements that typically come with more restrictions.

This steady expansion matters because it directly shapes who can buy what, and where. More freehold projects mean more choice for overseas investors, which in turn helps explain why nationalities from 130 countries are now active in the Sharjah market. It’s a straightforward equation: open up ownership rules, and global capital tends to follow, as reported by Arabian Business.

So what should UAE and GCC residents take away from all this? If you’re a property investor, Sharjah’s expanding freehold list and steady reforms suggest the emirate wants to keep growing its international buyer base, not just maintain it. Watch for further project approvals in the coming months, since each one typically unlocks fresh opportunities for both local and foreign capital. And if the current pace holds, Sharjah’s full-year 2026 numbers could end up setting a new benchmark for the emirate’s real estate sector.
