New Abu Dhabi real estate broker licence rules as deals hit $31.9bn

If you want to sell property in Abu Dhabi, the rules just got tougher. The Abu Dhabi Real Estate Centre (ADREC) has launched a new mandatory training course for anyone seeking a broker licence, and it comes right as the emirate’s property market is booming like never before.

ADREC, which sits under the Department of Municipalities and Transport – Abu Dhabi, built the Abu Dhabi Real Estate Broker Transformation Course with help from Mawaheb, ThinkProp and the Abu Dhabi School of Management. It replaces the old broker course entirely. The goal is simple: sharpen regulatory knowledge, professional ethics and advisory skills across the board.

Why Abu Dhabi real estate agents now need fresh training

Here’s the thing about a fast-growing market: more money attracts more players, and not all of them know the rules well. Abu Dhabi’s property sector is expanding at a pace that makes this training feel less like a formality and more like a necessity.

According to ADREC’s H1 2026 real estate transactions report, the emirate recorded AED117 billion ($31.9 billion) in property transactions during the first six months of 2026 alone. That’s a jump of 112 per cent compared to the same period last year. In other words, the market more than doubled in value in just one year.

The number of people wanting to work in this market is growing just as fast. ADREC issued 2,040 licences for real estate professionals during that same six-month window, up 34 per cent year on year. With that many new brokers entering the field, ADREC says consistent professional standards and service quality matter more than ever, especially with rising international investment flowing into Abu Dhabi.

Brokers who complete the new curriculum will earn the ADREC Certified Broker credential. But it’s not a one-and-done badge. The credential needs renewing every year, which keeps brokers up to date as Abu Dhabi’s property laws and regulations continue to evolve. For readers following emirates news, this is part of a wider push across the UAE to professionalise real estate as transaction volumes climb.

A career door opening for Emirati nationals

There’s also a jobs angle here that’s worth paying attention to. Alongside the mandatory broker curriculum, ADREC has teamed up with Mawaheb, part of the Department of Government Enablement – Abu Dhabi (DGE), to prepare 60 Emirati nationals specifically for professional real estate brokerage licences.

The programme kicks off with an open day, then moves into a one-week training course, followed by three months of hands-on experience placed with nine leading real estate organisations. That’s a structured path from classroom to career, backed by real companies willing to host trainees on the ground.

This isn’t just a side initiative. It plugs directly into Emiratisation goals, giving UAE nationals a clear route into a sector that’s currently seeing record transaction values and a surge in new licences. For young Emiratis weighing career options, real estate brokerage in Abu Dhabi now comes with a defined on-ramp, backed by government support and real company placements, rather than just an open application process.

It’s worth putting these numbers in context. Dubai’s market is moving fast too. According to the Dubai Land Department, 104 real estate projects were completed across the city in the first half of 2026, representing investment of more than AED111 billion ($30.22 billion) and adding 24,537 new units. Completed projects rose 38.7 per cent compared to the same period in 2025, while new units delivered increased by more than 36 per cent. Taken together with Abu Dhabi’s figures, it’s clear the UAE’s property sector broadly is scaling up at a rapid clip this year.

So what should you watch next? If you’re a buyer, investor or aspiring broker in Abu Dhabi, expect licensing to get stricter, not looser, as the emirate tries to match fast transaction growth with tighter professional standards.
