Dubai Unveils $572bn Project Pipeline: 350,000 Homes, New Metro Lines

Dubai project pipeline

Dubai just put a staggering number on the table: AED2.1 trillion, or $572 billion, worth of active projects underway across the emirate. If you live, work or invest in Dubai, this pipeline will shape everything from your commute to your rent for the next decade.

Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, revealed the figure at the Mohammed bin Rashid Leadership Forum at Dubai World Trade Centre. He described it simply: Dubai is building “a city within a city.” And he hinted there’s more to come, saying the momentum is “continuous” with further announcements planned for the coming phase.

What’s actually being built across Dubai?

The headline number everyone will talk about is housing. Dubai’s development pipeline includes around 350,000 residential units. That’s a huge supply addition for a city where property demand has been running hot for years, and it signals officials are planning for serious population growth ahead.

Transport gets a massive share too. Al Maktoum International Airport alone is getting AED128 billion ($34.9 billion), with the goal of handling up to 260 million passengers a year within a decade. For context, that would make it one of the busiest airports on the planet. Emirates is also investing AED18.7 billion ($5.1 billion) in a new engineering and maintenance complex, which points to long-term confidence in the airline’s fleet expansion plans.

On the ground, Dubai is putting AED100 billion ($27.2 billion) into roads and new Metro lines, specifically the Blue and Gold lines. If you’ve ever sat in Sheikh Zayed Road traffic, this is the kind of investment that’s meant to ease that pain over time. Power and water infrastructure gets an even bigger slice, AED151 billion ($41.1 billion), to support new grid capacity as the city grows.

Finance isn’t left out either. The Dubai International Financial Centre is set to receive more than AED100 billion ($27.2 billion) for Phase 2, a clear sign Dubai wants to keep expanding its role as a regional financial hub and attract even more banks, funds and fintech firms.

Why this matters for your money and your plans

For residents and investors, this is more than just an infrastructure update. A pipeline this size touches jobs, property values, business opportunities and daily life. Contractors, engineers, real estate developers and logistics firms are all likely to see years of work flowing from these announcements.

If you’re house-hunting or renting in Dubai, 350,000 new homes entering the pipeline is worth watching closely. More supply, spread across different areas and price points, could eventually ease pressure on rents and sale prices, though that typically takes years to play out as projects move from announcement to completion.

For businesses, especially those in construction, aviation services, and financial services, this is a signal of where government and private capital is heading. The DIFC expansion in particular suggests continued opportunity for firms wanting a presence in Dubai’s financial sector. Anyone following business news in the region will recognise this as one of the clearest statements yet of Dubai’s growth ambitions.

It’s also a confidence signal at a time when regional economic forecasts have been mixed. While other reports point to turbulence elsewhere in the Gulf, Dubai’s leadership is doubling down on long-term infrastructure bets, betting on sustained population and economic growth rather than pulling back.

What happens next matters just as much as the number itself. Sheikh Mohammed indicated more projects will be announced in the coming phase, so this $572 billion figure isn’t necessarily final. Watch for details on timelines, which developers and contractors win contracts, and how quickly projects like the Blue and Gold Metro lines move from planning to construction. As reported by Arabian Business, this pipeline spans housing, aviation, transport and infrastructure, and it’s likely to be a defining story for Dubai’s economy well into the next decade.
