Dubai Real Estate Hits Dh117bn in H1 2026 – What It Means for You

Dubai real estate Dh117 billion H1 2026

If you have been thinking about buying property in Dubai, the numbers from this year should grab your attention. Real estate transactions in the emirate hit Dh117 billion in the first half of 2026 alone. That is a 112 per cent jump in value compared to the same period last year, and it tells you a lot about where money is flowing in the UAE right now.

The figures come from a new opinion piece in Gulf News exploring why quality of life in the UAE is turning into serious economic power. The short version: when people want to live somewhere, investors want to put money there too. And right now, a lot of people and a lot of money are choosing the UAE.

Dubai property market: who is actually buying?

Residential unit sales made up Dh70.4 billion of that Dh117 billion total. That is houses and apartments being bought and sold, not commercial towers or industrial land. It shows the demand is coming from everyday buyers and families, not just big corporate deals.

Foreign direct investment into Dubai real estate reached Dh13.8 billion in the same period. What makes this stand out is the spread of buyers. Investors from 116 different nationalities are putting money into the market. That is not a niche trend driven by one region or one type of buyer. It is genuinely global interest.

Renters are part of this story too. Dubai recorded around 233,000 active residential lease contracts worth Dh9.3 billion. So whether you are buying, selling or renting, the market has clearly been busy on every front this year.

Why Abu Dhabi’s LIVEX event matters for the bigger picture

The transaction numbers did not happen in isolation. Abu Dhabi hosted LIVEX 2026, the Liveability and Investment Exhibition, from 29 September to 1 October. It was the first edition of the event, and it pulled in about 26,500 visitors from 50 countries, including more than 1,500 investors.

By the time it wrapped up, the event had produced more than 50 agreements and initiatives worth over AED 150 billion. That is a huge figure for a brand-new exhibition, and it signals that investors are not just watching the UAE from a distance. They are showing up, signing deals and committing capital.

Together, the LIVEX results and the half-year transaction data paint a picture of a market built on more than just hype. The idea behind the event, and the argument in the Gulf News piece, is that putting residents first through liveable, well-planned communities ends up paying off economically. Better neighbourhoods and services attract more residents, more residents attract more investors, and more investors fund more development. It becomes a cycle that reinforces itself, which is exactly the kind of long-term value the article highlights.

For anyone following the broader real estate news out of the UAE, this matters because it is not a one-off spike. A 112 per cent year-on-year rise in transaction value, spread across sales and leases, with buyers from over a hundred nationalities, suggests sustained confidence rather than a short-term rush.

What should you watch next? Keep an eye on whether this pace holds through the second half of 2026, and whether the agreements signed at LIVEX actually translate into completed projects. If the trend continues, it reinforces the case that the UAE’s focus on liveability is not just a feel-good policy line. It is becoming a measurable driver of property demand, foreign investment and rental activity across the country, as detailed in the original report from Gulf News.
