Berkeley Tower: Dubai’s Dh2.8bn Business Bay Build With Robot Parking

Berkeley Tower Dubai Business Bay

Dubai just got a new skyline headline. Ellington Properties and Al Hamra Group have unveiled Berkeley Tower, a Dh2.8 billion commercial project in Business Bay, and it’s the tallest and biggest commercial build Ellington has ever attempted. If you’ve got an eye on Dubai’s office market or you’re simply curious where the next big investment conversation is heading, this one’s worth knowing about.

What makes Berkeley Tower stand out in Business Bay, Dubai

Berkeley Tower will rise more than 60 floors, putting it firmly among Dubai’s taller commercial landmarks. It’s being built as a Grade A development, which basically means top-tier office space designed to meet international business standards.

The tower will combine office floors with lifestyle and workplace amenities, aiming to give companies and their staff more than just a desk and four walls. Ellington is positioning it as a response to how modern businesses actually want to work and live day to day.

Two features are getting the most attention: robotic parking and double-decker lifts with a destination-controlled system. Robotic parking means cars are moved and stored automatically, which saves space and cuts down on the time people spend circling for a spot. The destination-controlled lifts work by grouping people heading to similar floors before they even step inside, so journeys up the tower should be quicker and smoother. Together, these two systems are meant to speed up how people, goods and services move through a tall, busy building.

Why the Business Bay location matters for investors and tenants

Location is doing a lot of work here. Business Bay already sits close to Downtown Dubai and the Dubai International Financial Centre (DIFC), two of the emirate’s most important business and finance hubs. Berkeley Tower also connects directly into Dubai’s major transport networks, making it an easy commute from several parts of the city.

For a company deciding where to base its Dubai office, that kind of connectivity often matters as much as the building itself. Being minutes from DIFC and Downtown puts tenants close to banks, government offices, courts and other businesses they deal with regularly, without needing to leave the immediate area.

This project also marks a clear step up for Ellington Properties, known mainly as a design-focused residential developer in Dubai. Berkeley Tower pushes the company further into large-scale commercial real estate, a sector that’s been drawing fresh attention as Dubai’s business population keeps growing. Readers who follow real estate news in the UAE will recognise this as part of a broader pattern: developers who built their name in apartments and villas are now chasing bigger, more ambitious commercial towers to capture demand from companies setting up or expanding in the emirate.

The Dh2.8 billion price tag also tells its own story. It signals how much confidence there still is in Business Bay as a commercial address, even as competition grows from DIFC expansions and other new business districts across the city. A project this size doesn’t get greenlit unless developers expect strong demand from office tenants and investors over the coming years.

For investors specifically, a landmark tower like this can shift how an entire neighbourhood is valued. New Grade A supply often pulls in multinational tenants looking for modern, tech-equipped space, which in turn can support rents and resale prices for surrounding buildings. It’s also a reminder that Dubai’s commercial real estate story isn’t just about residential towers and holiday homes; there’s a parallel race happening in office space, and Business Bay is clearly one of the battlegrounds.

What happens next will depend on construction timelines, leasing uptake once the tower nears completion, and whether other developers respond with similar large-scale commercial projects in Business Bay. For now, Berkeley Tower stands as one of the most ambitious commercial bets Dubai has seen this year, according to details shared by Gulf News.
