Dubai Property Market Cools: Ready Homes Up, Off-Plan Sales Slow

Dubai ready homes sales

If you’re watching the Dubai property market, here’s the headline number: ready-home sales jumped 18 per cent in the third quarter, even as overall deals slowed down. That’s a big deal for anyone buying, selling or investing in UAE real estate right now, because it signals the market is finally catching its breath after years of breakneck growth.

A new report from Savills Middle East, called the Dubai Residential Market in Minutes Q3 2026, says the market is moving towards a “more sustainable balance.” In plain terms: buyers are becoming pickier, developers are slowing down new launches, and completed homes are winning out over promises on paper.

Dubai real estate numbers: what actually happened in Q3

Let’s break down the figures. Dubai recorded around 34,500 residential transactions in the third quarter of 2026. That’s down 4 per cent from the previous quarter and a sharp 38 per cent drop compared to the same period last year.

The total value of all residential deals reached AED70.8bn ($19.3bn), down 14 per cent quarter-on-quarter. Sounds like a slowdown across the board, right? Not quite.

Dig deeper and you’ll see the ready-property segment, meaning homes that are already built and move-in ready, actually grew stronger. Transaction values there rose from AED21.3bn ($5.8bn) in Q2 to AED25.1bn ($6.8bn) in Q3, an increase of roughly 18 per cent. So while the overall market cooled, demand for finished homes held up well, and even accelerated.

Savills says the real story is in off-plan sales, properties sold before or during construction. That segment saw the biggest pullback, and it’s mostly because developers launched far fewer new projects, not because buyers suddenly lost interest. Around 5,000 residential units were launched in Q3, a massive drop from roughly 36,400 units in the previous quarter. Zoom out further and the first nine months of 2026 saw about 50,000 units launched in total, around 64 per cent fewer than the same period in 2025.

Why this matters if you’re buying, selling or investing in UAE property

Andrew Cummings, Head of Residential Agency at Savills Middle East, summed it up well. He said Dubai’s residential market is “becoming more selective” after several years of strong growth, with buyers now placing more weight on pricing, location, quality and long-term value. Developers, meanwhile, are taking a “more measured approach” to new launches.

For everyday buyers, this is actually good news. Fewer speculative off-plan launches flooding the market means more attention is going toward quality, completed homes that buyers can see, touch and move into right away. If you’ve been nervous about buying something that exists only on a brochure, this shift plays in your favour.

For investors, the data suggests ready homes are currently the stronger bet, at least based on where transaction value is actually growing. The luxury end of the market is still very much alive too. Among the quarter’s standout deals was an apartment at Aman Residences that sold for a staggering AED166m ($45.2m), proof that high-net-worth buyers haven’t stepped back from Dubai’s prime real estate scene.

This slowdown-with-a-silver-lining pattern isn’t isolated to Dubai either. Just next door, Sharjah’s property market told a very different growth story in the same period, with transactions climbing 14 per cent year-on-year to reach AED46.8bn ($12.7bn) across the first nine months of 2026, according to the Sharjah Real Estate Registration Department. Residential properties made up 80.5 per cent of all sales there, with 19,910 units sold. It’s a reminder that the broader UAE property landscape isn’t moving in lockstep, and different emirates are telling different chapters of the same regional growth story. You can keep up with more emirates news as these trends continue to unfold across the country.

So what should you watch next? Keep an eye on whether developers start ramping up new launches again in the coming quarters, or whether this cautious, “quality over quantity” approach becomes the new normal. If ready-home demand keeps climbing while off-plan stays subdued, it could reshape how both buyers and investors approach the Dubai market well into next year. This article is based on reporting from Arabian Business.
