A UAE developer just pocketed $27 million in a single month, and it’s all thanks to one red-hot address: Al Marjan Island in Ras Al Khaimah. If you’ve been eyeing a beachfront home in the UAE, this is the kind of number that should make you sit up and pay attention.

ELEVATE, the lifestyle-focused development arm behind Mondrian Al Marjan Island Beach Residences, says it made AED100 million ($27 million) in August alone. The company has now released a fresh batch of beachfront units to the market, not because sales slowed down, but because buyers simply won’t stop asking for them.

Why everyone wants a piece of Al Marjan Island, Ras Al Khaimah

Here’s the thing about Al Marjan Island right now: genuine beachfront branded residences are getting harder to find anywhere in the UAE. ELEVATE points to this exact squeeze as the reason behind the rush on Mondrian Al Marjan Island Beach Residences. When supply tightens and demand keeps climbing, developers end up releasing units in batches just to keep pace, which is exactly what’s happening here.

The numbers back up the buzz. Cavendish Maxwell data shows apartment prices in Ras Al Khaimah jumped 13.4 per cent in 2025, then climbed another 6.5 per cent year-on-year in the first half of 2026. That’s a serious run for anyone tracking emirates news on property values across the UAE.

A big part of the story is Wynn Al Marjan Island, set to open in 2027. Cavendish Maxwell calls it a key demand catalyst for communities near the island, and it’s easy to see why. A major resort opening tends to pull in tourists, investors and residents all at once, and nearby real estate usually feels the ripple effect first.

What this means if you’re thinking about buying in

For buyers weighing their options, ELEVATE frames this as a chance to lock in a home inside what it calls one of the emirate’s most anticipated beachfront developments. Al Marjan Island, the company says, is turning into a globally recognised lifestyle and investment destination, not just another seaside community.

That matters for anyone comparing Ras Al Khaimah against Dubai or Abu Dhabi for a property purchase. RAK has historically offered lower entry prices than its bigger neighbours, but that gap tends to narrow fast once prices start climbing at 13 per cent a year. If the trend holds through 2026 and beyond, early movers could end up sitting on properties worth significantly more than what they paid.

Branded residences like Mondrian also carry their own appeal across the GCC. Buyers get hotel-style management, design and amenities attached to a home they actually own, which tends to support both resale value and rental demand. With premium waterfront stock across the UAE becoming scarcer, that combination is clearly striking a chord with buyers right now.

Worth noting too, ELEVATE didn’t release more units because the first batch was struggling. It did the opposite. It sold through demand so quickly that it had to bring more residences to market to satisfy buyers who were still waiting. That’s a fairly rare position for any developer to be in.

So what should you watch next? Keep an eye on how prices in Ras Al Khaimah move as Wynn Al Marjan Island gets closer to its 2027 opening. If Cavendish Maxwell’s projection holds true, the resort could keep pushing demand higher well before its doors even open.
