Abu Dhabi Real Estate Hits $38.7bn, Still 30% Cheaper Than Dubai

Abu Dhabi real estate prices cheaper than Dubai

Abu Dhabi real estate just had a record run, and it’s still cheaper than Dubai. Total property transactions in the capital hit AED142bn ($38.7bn) in 2026, and if you’ve been priced out of Dubai’s market, this is worth a closer look.

The numbers tell a clear story. Transaction volumes jumped 47 per cent year-on-year, and the total value of deals rose 44 per cent within a single year. Foreign buyers are behind most of that surge, driving 69 per cent of the growth. In other words, international investors are betting big on Abu Dhabi, and they’re betting more than ever before.

Why Dubai buyers are eyeing Abu Dhabi property prices

Here’s the part that matters most if you’re house-hunting or investing in the UAE. Property prices in Abu Dhabi remain around 30 per cent lower than in Dubai. That gap hasn’t shrunk despite all the growth, it’s actually widening.

For investors, that’s a signal. You’re getting similar exposure to UAE capital appreciation and rental demand, but at a noticeably lower entry price. That combination, strong growth plus a value gap, is exactly what’s pulling in buyers who might otherwise have gone straight for Dubai Marina or Downtown.

Residential sales alone climbed to AED76bn ($20.7bn), a 67 per cent jump. That’s not a small correction or a one-off spike. It reflects sustained demand for homes across the emirate, from apartments to villas, as more people choose to live and invest in Abu Dhabi rather than just visit or work there.

What’s fuelling the boom, and what’s coming next

Population growth is doing a lot of the heavy lifting here. As more residents and expats settle in Abu Dhabi, demand for housing naturally follows. Combine that with foreign investment pouring in, and you get a market that’s expanding on two fronts at once, more buyers and more people who need somewhere to live.

New developments are keeping pace with that demand. Sobha City Abu Dhabi, a AED40bn ($10.9bn) master community, launched in April 2026 and is one of the clearest signs that developers see long-term potential in the capital. Projects of that scale don’t get built on short-term optimism, they reflect a bet that this growth has staying power.
