If you’ve been waiting to buy property in Abu Dhabi, brace yourself for a wave of new choices. Around 30 new residential projects are expected to launch before the end of 2026, according to research from Metropolitan Capital Real Estate, part of Metropolitan Group. That’s a new launch roughly every three days.
Together, these projects are expected to bring between AED33bn ($9bn) and AED45bn ($12.25bn) worth of new homes to the market. For anyone tracking the emirates news on property and investment, this is one of the clearest signs yet that Abu Dhabi’s real estate sector is entering a new, busier phase.
Why the Abu Dhabi property market is heating up right now
Metropolitan Capital Real Estate says this surge in launches reflects how much the capital’s property market has matured. Developers aren’t just building anymore. They’re competing to capture demand that’s already proven itself.
And the numbers back that up. More than AED40bn ($10.9bn) worth of residential property had already found buyers since the start of 2026, based on developer reports and registry data analysed by Metropolitan.
Some of the biggest names in Abu Dhabi real estate are driving this. Modon’s Hudayriyat Golf Estates leads the pack, pulling in more than AED13bn ($3.54bn) in sales. Right behind it is Ohana’s Manchester City Yas Residences Phase 1, which has brought in around AED6bn ($1.63bn).
Other major projects making their mark include Eagle Hills’ Ramhan Island at roughly AED2bn ($545m), ORA’s BAYN at AED1.8bn ($490m), and Modon’s Tara Park at AED1.4bn ($381m). Beyond these headline-grabbers, more than 40 additional project launches have collectively added around AED14bn ($3.81bn) to the market.
That’s a lot of money chasing a lot of new homes, and it tells you investors and homebuyers alike are betting on Abu Dhabi’s long-term growth story.
What this means if you’re buying off-plan in Abu Dhabi
Here’s a stat worth paying attention to: according to Abu Dhabi Real Estate Centre (ADREC) data analysed by Metropolitan, around 82 per cent of residential property transactions between January and mid-September 2026 were off-plan. In other words, buyers are overwhelmingly choosing to purchase properties before they’re even built.
That’s a big shift, and it says something about confidence in the market. Off-plan buying usually comes with lower upfront costs and flexible payment plans, which makes it attractive to both first-time buyers and investors looking to get in early.
The resale market is also picking up speed. Resale transactions rose approximately 34 per cent year-on-year, while off-plan resales very nearly tripled. That means people aren’t just buying and holding. They’re actively trading properties before handover, which usually points to strong demand and rising confidence in future price growth.
For buyers, this surge of new supply could mean more choice and potentially more competitive pricing, especially as developers compete to stand out among 30-plus new launches. For investors, the scale of off-plan activity and the jump in resales suggest Abu Dhabi’s property market still has plenty of momentum behind it.
It’s worth remembering that Abu Dhabi has spent the past few years positioning itself as a serious alternative to Dubai for both residents and investors, backed by big infrastructure projects, growing tourism numbers, and a push to diversify its economy. This latest wave of launches fits into that bigger picture.
So what should you watch next? Keep an eye on how these 30-odd projects actually perform once they launch. With that much new inventory entering the market at once, roughly every three days, it’ll be worth watching whether demand keeps pace with supply, or whether all this competition starts to shift pricing power back toward buyers. Either way, as reported by Arabian Business, the next year or so looks set to be one of the busiest periods yet for Abu Dhabi’s residential property scene.
