Dubai Rents Fall Fast: Where Tenants Now Hold the Power

Dubai rent prices falling

If you’re renting in Dubai, this is the moment to ask your landlord for a better deal. Fresh data shows rents are sliding in some of the city’s most sought-after districts, and tenants are finally gaining the upper hand after years of being squeezed.

New lease signings have overtaken renewals for the first time since records began in January 2023. In July, new leases beat renewals by 633 contracts. By August, that gap had widened to 2,139. For 36 straight months before that, renewals had always led. That streak is now broken, and it tells you something real is shifting in the market.

Why Dubai Marina, Downtown and other hotspots are getting cheaper to rent

Two separate data sources back up the trend. Property Finder tracks what landlords are asking for on new listings, while fäm Properties looks at actual registered rental contracts. Both point the same way: tenants are winning, though the size of the win depends heavily on location.

Downtown Dubai has seen the sharpest correction. Asking rents there fell 21.74 per cent between the third quarter of 2025 and the same period this year, dropping from Dh230,000 to Dh180,000 a year. Dubai Marina rents dropped 16.13 per cent to Dh130,000. Meydan slipped 13.33 per cent, Business Bay fell 12.5 per cent and Jumeirah Village Circle eased 10 per cent.

Sleiman, quoted in the data analysis, says the Downtown drop isn’t some statistical blip. Rents fell across every apartment size there, which means it’s a genuine market repricing rather than just more small, cheaper units flooding in. Palm Jumeirah apartments eased a smaller 4.76 per cent to Dh240,000, while Dubai Hills Estate held steady with no change at all.

fäm Properties’ contract data tells a similar story when comparing January to September this year against the same months in 2025. Palm Jumeirah rents are down around 15 per cent, Downtown 11 per cent, Marsa Dubai 7.7 per cent, Business Bay 5.9 per cent and Dubai Creek Harbour 5.8 per cent. Interestingly, it’s the smaller units doing most of the falling. Studio rents in Business Bay alone are down 18 per cent since January.

What’s flooding the market and who’s still winning in the outer suburbs

The simple explanation here is supply. There’s a lot more rental stock hitting the market than there was a year ago, and that’s giving tenants real choice for the first time in a while.

The numbers back this up. The average number of apartments listed daily on Property Finder in September was 55.1 per cent higher than the same month last year. Renter enquiries did grow too, up 15.4 per cent, but that extra interest is spread thinner. Each listing is now drawing 23 per cent fewer enquiries than before, which explains why landlords in oversupplied areas are having to cut asking prices to attract renters.

But this isn’t happening everywhere. Firas Al Msaddi, CEO of fäm Properties, describes the market as having “split in two.” Rents are still climbing in more affordable outer communities, even as they flatten or drop in prime waterfront districts where new supply has piled up. So if you’re hunting for a deal, the best bargains right now are in the established, central and waterfront neighbourhoods, not necessarily the newer outer suburbs.

Villa rents are following a gentler version of the same pattern. Property Finder found lower asking rents in eight out of ten villa communities tracked. Arabian Ranches 3 saw the steepest fall at 18.92 per cent, followed by Mohammed Bin Rashid City down 15 per cent and Dubai South down 12.45 per cent.

For anyone tracking real estate news in the UAE, this rental shift matters beyond just tenants hunting for a cheaper lease. It’s a signal for investors too, since falling rents in prime zones could affect yields on apartments bought in Downtown, Marina and similar hotspots. Landlords in these areas may need to rethink pricing strategies to keep existing tenants rather than risk vacancies.

What happens next will depend on how long this new supply keeps arriving and whether demand catches up. For now, tenants in Dubai’s priciest neighbourhoods have more negotiating room than they’ve had in years, while those in outer, more affordable communities are still facing rising costs. Worth watching: whether this two-speed market narrows or widens as more projects complete and hit the rental pool. This analysis is based on data reported by Gulf News.
